Cost & financing
How much does a barndominium cost?
It depends on four things: square footage, finish level, site work, and utilities. A dried-in shell on a slab costs a fraction of a turnkey home with spray foam, custom cabinets, and finished floors — and a site that needs a long driveway, a well, or a septic system moves the number more than most people expect. We don’t quote from per-square-foot averages. Send us your plans — or just your idea — and we’ll quote it from your scope, free.
Can I finance a barndominium or shop build?
Yes — most builds like these run through a construction loan that converts to a permanent mortgage once the work is done. Not every bank writes those, and fewer still understand metal construction, so the lender you pick matters. We can point you to lenders who know barndominium and shop construction. Bring your budget to the first call and we design to it, not past it.
What is included in your quote?
A written scope, line by line: dirt work, slab, steel, framing, mechanicals, finishes — whatever your job includes — with what is ours and what is yours spelled out. If something is excluded, the quote says so in plain language. No vague allowances, and no number that changes after you sign unless the scope does.
Can you build just the shell, or does it have to be turnkey?
Either. Some clients want a dried-in shell — slab, frame, roof, doors — and plan to finish the interior themselves over time. Others want to hand off the whole project and take back keys. We price both, and the quote draws a clear line where our scope stops and yours starts.

Timeline & process
How long does a build take?
It depends on size, scope, weather, and how fast permits and utilities move. Typical ranges: a straightforward metal building often runs a few weeks to a couple of months once the slab is down; a turnkey barndominium typically runs several months from dirt work to walkthrough; remodels range from a few weeks to a few months by scope. Your contract sets the real schedule — and if it moves, you hear it from us before you have to ask.
How do I get started?
Call or send the quote form. Tell us what you want to build, where, and roughly when. We ask a few questions, walk the site, and get you a real number. No fee, no obligation, no pressure.
Do I need my own plans, or do you handle design?
Both work. If you have plans, we quote from them. If you have a rough footprint and a folder of ideas, we turn it into buildable drawings as part of the job — that is the design half of design-build. Either way, nothing gets built until the scope is on paper and you have signed off on it.

Permits & site
Who handles permits and inspections?
We do. Requirements shift from city to county across the metro — inside city limits is usually tighter than unincorporated county land — and we deal with the permit offices and the inspectors so you don’t have to. Permit scope and timing go into your contract up front, not as a surprise later.
What does site prep involve?
Whatever your dirt needs to hold a building: clearing, grading, a compacted pad, a driveway cut, and drainage that moves water away from the slab instead of under it. Bad dirt work is where cheap builds go wrong, so we treat the pad like part of the foundation. Site prep is scoped and priced in your quote — it is usually one of the biggest cost variables on the job.
Can you build on raw land with no utilities?
Yes — plenty of barndominium builds start with a bare pasture. Water, septic, and electrical service each add cost and lead time, and utility providers run on their own schedules, so we start those early. Tell us what the land has and what it doesn’t, and the quote covers the gap.

Service area & warranty
What area do you serve?
We are based in the Oklahoma City metro and build throughout it. Farther out? Ask — larger projects travel, and we would rather give you a straight yes or no on a quick call than have you guess.
Do you offer a warranty?
Yes. You get our workmanship warranty in writing, plus the manufacturer warranties on materials — steel, roofing, windows, mechanical equipment. The full terms are in your contract, so you know exactly what is covered before we break ground.
What if something needs attention after the build is done?
Call us. The final walkthrough and punch list catch most things before we leave, but buildings settle and hardware fails. If it is covered under your warranty, we fix it. Either way, you get a straight answer from the people who built it.
